Digital Key: A multitude of possibilities
Digital keys for work
Imagine this scenario: You are a coworking space operator. Your new member finds himself in front of a locked door. To be specific: Your locked door. The member is in a hurry, doesn’t have any keys and on top of it all, there is no internet connection available. You do your very best to hurry but traffic jams make sure you will be delayed at least half an hour.
For a coworking space operator or any other operation manager for that matter, the above scenario is a true nightmare: These kinds of situations can make or break the carefully constructed reputation of a company.
What if we told you there’s a way to avoid not only these situations but also the front desk and extra paperwork? With Digital Key, you bring a multitude of possibilities into your space that enhances your members experience beyond expectation.
Digital keys for home
Let us paint another picture: You own a Coliving space and don't want your tenants (or you) to worry about invoicing for the usage of the laundry machines. By providing the possibility of depositing money on their credentials the tenant is able to 'tap' to use the laundry machine. By using the Digital Key functionality on their phone the amount will automatically be deducted from their credit so additional administrative tasks become obsolete.

Discover SALTO Digital Keys
Digital Key used from the Salto KS app
If you are already familiar with Salto KS, you are already used to make remote openings with the app on your phone from wherever you are on the globe. With Digital Key, you now are able to simply tap your lock and open the door without an internet connection or even opening the app.
Digital Keys are transferable and stored in your digital device. This means you can send your member a secured message and therefore enabling him or her to open the door with their own phone. With the help of BLE technology (Bluetooth Low Energy), the lock gets opened when receiving the signal from the Mobile Key.
With the Digital Key Widget, we offer an enhanced customer experience where you don’t even have to open your app anymore: Opening doors never been this easy. Your Widgets can be easily accessed from your Home screen.

Digital Key for iOS
Granting access to visitors, employees or delivery services can be managed the same way as the other four ways of opening: With help of Access Groups on which you are able to manage your users and group them to your preference. Establish timeframes and easily add or remove users from a group.
With the introduction of the Digital Key functionality, we are one step closer to a key-free world. It becomes easier and intuitive to open your doors for yourself or anyone you want to grant access to wherever on the globe you might be.

Spatial Agency: Reimagining real estate & the future of customer experience
This month’s Think Tank Partner is Spatial Experience, founded by Bart Sasim, an expert in designing the utilization of spaces to optimize the customer experience. This fundamental idea is where the agency gets its name: Super Positive Experience, of which Bart is now CEO. Their mission is to create and develop brands which connect to the hearts of their customers through experience-driven real estate. This mission is achieved through innovative and sustainable tools within new media including VR and AR which they believe can enhance the experience of the customer, especially within Coworking, Coliving, Student Housing and more.
SALTO KS is excited to present this guest blog written by the Spatial Experience, in which they take us through their inception and provide us with their take on the future of experiencing real estate.
SALTO KS is excited to present this guest blog written by the Spatial Experience, in which they take us through their inception and provide us with their take on the future of experiencing real estate.
In the early 2012s, Europe was still in the middle of a real estate crisis and it was a challenging yet exciting moment for the student housing industry to discover new possibilities.
As the demand for student housing was stimulated by an immense influx of students, student accommodations were moving from a public, standardised offer to a privatised model with an experience-driven focus. That is when, as a fresh interior architect, Bart Sasim, CEO & Founder of Spatial Experience, was introduced to the Student Housing Research Foundation, The Class of 2020, to develop their branding and corporate identity.
Having acquired work experience from various architecture- and design firms throughout, and after his studies, he had been trained to develop concepts from an architectural standpoint, adopting the ability to revitalise spaces and envision their potential beyond their basic functionalities.
Possessing a genuine interest in understanding the perspective of human interaction within constructed spaces and community, he welcomed the opportunity to bring the experience-design methodology to his next project—cooperation on building up Student Housing Brand (The Student Hotel).
After overseeing the successful launch of The Student Hotel in several locations, it soon became apparent that a great number of other parties involved in micro-living developments were in dire need of similar services and support to take their brand to the next level. It was evident that the new generation of students and young professionals expected brands to find better and more innovative ways to deliver experience.
Inspired by the new energy that he brought into the market at The Student Hotel, Bart ventured out on his own to help other housing players grow and push the bounds even more. With the mission to help brands connect to the hearts of their customers through super positive experiences, Spatial Experience was brought to life.

We bring our expertise and knowledge of target needs to real estate developers and operators to ensure that the schemes that they develop are truly elevating the lives of inhabitants. As creative partners in business, we support our clients in the full spectrum of branding and marketing-related activities to help roll-out their brand and take the overall student experience to new heights. In addition, we offer innovative tools within new media such as 360-degree video & photo, VR & AR to help our partners adapt to the digital-driven times and take on a more 'hospitality-like' approach to attract customers, providing them with an information-rich & more memorable customer experience. We believe this is the way of the future.
We believe our goal of bridging the gap between hospitality and the real estate sector will help to enrich the lives of young people by bringing back the ‘human’ factor within constructed spaces, community & experience building to support them on all levels of their personal and professional development.
By helping to shape and build student housing, Coliving and Coworking brands from concept to development, we also strive to foster a sense of social responsibility & sustainable growth in brands to positively influence the cities & communities of tomorrow.

Attract and retain bigger companies to your coworking space
Acquiring large companies as customers of your coworking space can have great benefits, including long term commitments and strong financial support. In order to retain such large companies, there are several factors you can put into practice to do so.
Let us introduce you to some of those factors:
Coworking has evolved into a highly popular workstyle that companies and freelancers are embracing globally. Coworking spaces offer users the ability to do their work in a highly effective and productive atmosphere, whilst also enjoying the possibility of interacting with others.
Many large companies around the world are now subscribing to coworking spaces to provide their employees this type of benefit. It grants them the freedom of changing scenery which is a known kick starter for productivity.

Location is a very critical factor of any successful coworking space, especially when it comes to acquiring and retaining bigger companies. Although many coworking spaces are set up in corporate areas within a city, this isn’t a very critical aspect. What’s more important to take into consideration is accessibility. Finding a space that is easily reachable by public transport, bikes, or cars is very beneficial (although you will also need to take into consideration that you’ll need a location with available parking nearby).
Apart from your actual location, it’s important to also consider your location within the building in order to attract bigger companies. Bigger companies tend to go for spaces on higher floors. This makes for nice views and having terraces where your customers can enjoy their lunch breaks.

Your coworking space design is also another critical factor in acquiring bigger companies. A good design for your space would be to properly blend-in interaction amongst your customers with break out spaces but also individual spaces with privacy to work efficiently. This can include creating long desks with individual spaces, so that multiple people can work independently but communicate easily at the same time.
Conference and meeting rooms need to be strategically placed across your space, for instance somewhere with a good amount of natural light.
Try to avoid having all conference rooms within close proximity of each other. Design your conference rooms to fit the comfort of the people using them. Make sure you include large screens and comfortable seats for long meetings.
Meeting rooms can be very busy throughout the day. Finding a space to fit a sufficient amount of meeting rooms will work in your favour. Proper booking management systems with which you can easily book rooms for meetings and conferences are equally important. Your customer experience will sky rocket when they are able to book your meeting rooms with a few clicks of a button.

This might seem like a lot of work, but asking your customers what kind of extra services they would like to have can be very beneficial. Create a survey where your customers can fill in what they are looking for in a coworking space. It’s important to offer extra services that can place you above your competitors. For example, several customers from a large company using your space may suggest implementing a small daycare center within the space. Knowing they have the ability to come to work and not worrying about their kids will capture the interest of your potential customers, and therefore help you attract larger companies.

Branding heavily will not help you attract larger companies as customers, but rather freelancers and startups. Larger companies may not want to openly subordinate with other brands. Focus on implementing simple strategies to brand your coworking space within your actual space.
Let your members brand your space for you through word of mouth. If they are satisfied with the use of your coworking space, they will be spreading the word about it. Some may even be posting on their social media to promote it for you!
It can be daunting to attract larger companies to your business. Taking above factors into account will put you on the right path.

Self-service coworking with cloud-based access control
Building a stable community is one of the pillars of running a successful coworking space. Anything that helps you to manage your time as efficient as possible so you can focus on your members is an asset to your space. After all, you want to offer your community more than just a nice work environment.
Running a self-service coworking space by automating your operations is a realistic plan for the future if you choose to integrate your preferred management tool with SALTO KS.
Imagine a new member signing up for your Coworking space, he or she gets an automatic e-mail welcoming them including a variety of information such as house rules, community news and administrative tasks, but also the request of downloading your space’s internal app.
Within this integration, it’s even possible for your (new) member to book a desk or meeting room on their smartphone within seconds, schedule classes you might provide, sign up for events you will host and all other online services that make your space unique. Think of a built-in chat functionality that keeps your members connected and let the community answer questions for you.
With Digital Key, your space member is able to open doors he or she has access to, by tapping the lock with their mobile phone even without opening your app. The mobile widget is available through the Today View screen of smartphones. This enables them, and you, for that matter to work more efficiently, saving time bypassing you as a space operator. Establishing a personal relationship with your members from the first minute they arrive becomes an effortless undertaking.
An automated billing function enables your members to receive bills based on their data. The accurate time they spend in your space, which space, what services they’ve been using and more, are all to be found on the invoice without you even having to look at a calculator.
Running a self-service coworking space is all about building a community rather than have everything automated. Define pain points in your daily operations that are costing you valuable time. Tackle these pain points by automating with the help of the right tool for you, and make sure you invest most of your time on strengthening your relationship with your members (manually).

Spotlight on a dealer: Quincaillerie du Léman SA
For our recurring ‘Spotlight on a dealer’ blog post series where we shine a light on the many professionals around the globe that are working hard on promoting and selling SALTO KS, we traveled to Switzerland to speak to Didier Kauer. Didier is Head of the Salto Hardware Department at Quincaillerie du Léman SA and knows everything there is to know about Salto products.
Read how this small Swiss hardware and security shop grew into a flourishing business with a staff of twenty-two employees:
How was Quincaillerie founded?
Quincaillerie du Léman SA was founded in 1996. At the beginning we were with only five employees, today we have a staff of twenty-two people! We have more than 10,000 items of hardware and security products in stock in our Store in Bussigny -Lausanne and more than 300,000 items in our E-shop. Our greatest strength: The study, planning and implementation of a project as a whole. We are able to advise, supply and install all components around the door.

What made you decide to become a SALTO KS dealer?
As a regional hardware company, our main customers are construction professionals and we had recurring requests for small and medium projects. It was essential to be able to offer a suitable cloud solution to our customers. We were already a reseller of Salto products and it was only logical that we decided, as a Premium Plus Partner, to offer this solution.

It was essential to be able to offer a suitable cloud solution to our customers. We were already a reseller of Salto products and it was only logical that we decided, as a Premium Plus Partner, to offer this solution.
What were some of the challenges Quincaillerie faced during its early days
The first challenge for our security department was to introduce mechatronic locking systems to the market.
This locking technique was not yet known to everyone and the design of an organization chart required much more time and thought than the 100% electronic systems we know today. Setting up a team and maintaining continuous training has not been easy, but 20 years later it has definitely paid off.

How do you see the market evolving in Switzerland for access control systems?
The evolution towards cloud management is making its way. People are becoming more and more familiar with the use of smartphone as a key. Another foreseeable development is the merger between access control and building technology. One thing is certain: There is a lot of potential in the field of construction and access control.

What feature impresses you the most about SALTO KS?
I particularly like the integration possibilities such as video surveillance and management systems for coworking and coliving. The opening and control of the door by smartphone is obviously a big advantage.
But what I appreciate most of all is the reliability and constant evolution of the Salto product range.
Do you have a SALTO KS related anecdote you would like to share?
I remember it very well: This was following the completion of our first SALTO KS project.
This customer I had prospected was swearing by mechanical key systems. I might as well tell you that I had a hell of a challenge to succeed that day. A few weeks later, he contacted me again and told me that he had sold two other SALTO KS installations himself. As I tell all our prospects: Test SALTO KS, and you will love it.

How do your customers feel about using SALTO KS over other locking solutions?
They appreciate the fact that they can manage their installations remotely from their smartphones or tablets.
The app's simple and friendly interface gives the customer confidence from the very first steps of using it.
Who are your main clients?
We have all kinds of SALTO KS customers. We generally equip small and medium-sized businesses, retail stores, but also private owners.
We would like to thank Didier for granting the KS team time to pick his brain on his highly appreciated vision of access control.

After clicking on a user’s tile, you get redirected to the user’s designated page. On the left of the screen, you are able to edit the profile info of the user and see the tabs of which this page is built upon: Entries, Keys and Lock options.
Entries:
On the Entries page of this user, you are able to view all actions of the user and search for specific actions. You are able to browse:
· Entries and what way they are triggered (Digital Key/Tag/Remote opening etc.)
· On what lock this opening was performed
· Details on the opening if needed (start/end, lost or restored connection, battery level etc.). If there are no details to present, the page shows says ‘N/A’ (Not available).
· The start/end date and time

Keys
Below the ‘Entries’ tab on the left, you can find the ‘Keys’ tab. This tab provides an overview of the type of ‘keys’ a user has adopted and what the status of the key is. There are multiple keys you can edit on this page:

Remote opening*: The user is able to unlock or set a lock-in Office Mode** remotely
*A remote opening means you are able to unlock with your phone from an unlimited distance
**When a lock is in Office Mode this means the door will be unlocked until you take it out of Office Mode
Easy Office Mode*: Enable or disable the lock’s EOM (Easy Office Mode) schedule with a tag (key fob).
*With Easy Office Mode you are able to schedule when you want the lock to be in office mode (open)
Manual Office Mode*: Enable MOM (Manual Office Mode) by presenting a tag and holding down the inside handle / Present a tag (key fob) for more than 5 seconds on any type of BLUEnet lock.
*With Manual Office Mode you are able to manually put a door in Office mode (open) by presenting a tag and holding down the inside handle / Present a tag (key fob) for more than 5 seconds on any type of BLUEnet lock.
Override Privacy Mode*: Override a lock-in privacy mode with a tag (key fob).
*Privacy mode allows a person to lock a door from the inside, using a physical action.

Product update: Improved Access group page
With our evolving customer base, the needs for the Access group page, on which you are able to manage your Access groups to your preference equally evolved and was demanding improvement.
Today we are happy to announce a brand-new redesigned Access group page for the SALTO KS web app that will save time and has a clearer overview of People and Locks.
An Access group is a manually created group of people that you want to provide access to. For example, if you have an office on the 2nd floor of a building you would be in an Access group that would allow you to enter the main entrance, the 2nd floor and all the locks in your office space. You might ask 24/7? That’s up to you! Creating an Access group, enables providing access to a certain group of people in a specific timeframe within seconds which is an essential functionality particularly for space operators, office managers and receptionists.
Let us walk you through the new Access group page:
Let us walk you through the new Access group page:
On the new Access group overview page, you are able to find all your Access groups with all the information you need: Number of People, Locks and the timeframe. You are even able to search for a specific Lock or User within an Access group.

To make lives easier we created these two lists for a quick and clean overview of who is exactly in your Access group and who is not. Quickly choose the person/people you want to add or remove. The table on the left shows the people that are included in the Access group, the right table shows who are not. There’s a function in both tables to select all people or search for a specific person.

For the Locks, we used the same two lists for a clear overview of which Locks are in your Access group and which are not. The table on the left shows the Locks that are included in the Access group, the right table shows which Locks are not. There’s a function in both tables to select all Locks or search for a specific Lock or Locks, which can be a big time-saver in several circumstances.

Without a timeframe, people in your Access group will be denied any access. Setting up a timeframe is, therefore, an essential functionality. Per Access group you are able to set up multiple timeframes for specific circumstances, so you are always able to pick the needed timeframe for that Access group in a heartbeat.

All timeframes can be customized to the needs of your Access group. If you, for instance, have an Access group that some days need 24/7 access you can set up a timeframe for that and select if needed. If your Access group needs a more specific type of access, let’s say every Wednesday to Friday from 09:00 to 17:00 you are able to create a timeframe for that and select when needed.

By redesigning the Access group page, we ensure a more fluent customer experience.

The biggest in coworking: GCUC USA
Since 2011 GCUC (the Global Coworking Unconference Conference) has brought together more than 7000 game changers from around the globe and hosted 24 international conferences. This April GCUC stepped up their game even more and organized their biggest event so far: GCUC USA in Denver.
For four days the SALTO KS team that travelled to the USA for this exciting event were surrounded by business owners, entrepreneurs, technology and marketing experts, and thought leaders in the coworking industry. Our friends from GCUC launched this largest coworking series in the world, which was, in fact, the biggest unconference we have seen over the last few years. It was great to see that, in terms of numbers, the attendees and sponsors were at an all-time high: The perfect setup for networking, collaborating and showcasing with the biggest and brightest in coworking!
The unconference part of GCUC is what makes this conference so unique and successful: The visitors get to decide what topics are discussed during the day. Topics that are voted up even get their own break out session. This approach gives space owners, members, suppliers and all others that touch coworking on a daily basis the platform to get answers to questions right from the heart of coworking.
At GCUC USA in Denver, SALTO was represented by the dream team that included: Ron Shaffer, Miles Ethridge (SALTO US), Xabier Martinez de Apellaniz MdA (SALTO HQ) and Bryan Leong (SALTO Asia). Coming from four different backgrounds and age groups (try to guess which one) the team stood out and the message that SALTO is able to support customers from anywhere around the globe was clear for all visitors.
Being the only provider for cloud-based access control at the event, the KS team was able to answer the many questions regarding integration solutions: To run a coworking space is not an easy job that’s why SALTO KS can be integrated with management software to make coworking space owners lives easier. The KS team collaborated with the Salto KS Partners showing the features and great potential of the integration with coworking management software solutions like Nexudus, Office RnD, Cobot and Yardi Kube.
In the world of coworking, the community is one of the most important drivers. It was amazing to see a group of people this big including corporate executives, entrepreneurs, designers, (aspiring) coworking space owners, real estate visionaries and industry enthusiasts. There was no way of not getting inspired.
There was no way of not getting inspired.
Coworking is a global hype for some time now and will grow even more for many years to come. We certainly got the coworking fever during GCUC USA, now it is your turn. Click here to find out how SALTO KS can improve your space!

Bring smart locks into your coworking business
Have you read the GWA blog this week? If you’re in the coworking business and looking to simplify your access control, take a look. And read on to dive deeper…

Access management is different for every business. Whether a software company for coworking businesses, a coworking space with a single location or a larger coworking brand with multiple locations; integrating smart lock technology with access control enables a seamless customer experience.
Most coworking space owners need an out of the box smart lock solution for their coworking space. To list a few of their needs;

SALTO Keys as a Service (KS) provides a flexible access control management system that requires no software installation or the added expense of a fully-wired electronic product. Coworking space owners can easily manage access for their locations on-the-go; on top of opening doors remotely, blocking access, viewing entry activity and receiving activity messages on smartphone. Controlling who goes where and when creates operational efficiency. With SALTO KS, coworking space managers can grant designated access to visitors, employees, or even delivery services whenever it is necessary for them to enter. So, no need for investment in application development; and they can reap the benefit of trained and certified SALTO installer network worldwide.
Shared workspaces of any size leverage various tools to better manage their space and provide competitive member experience. That’s why coworking space owners might not only need an out of the box solution for access control, but also options to integrate with their existing coworking tools; such as booking/ reservation tools, community engagement tools, space management tools and many more. Similarly, software and service providers benefit from an access control integration to enhance their current software or service for coworking businesses.
Wondering how integration of access control can help improve customer experience? Imagine you’re a coworking space manager, already using a booking/reservation tool. Any data entered into one of your existing coworking tools; regarding users, rooms or time frame will automatically be converted to access rules in SALTO KS. So, no duplication of work!
Not impressed? How about this: Connect the lock events in your coworking space to your existing coworking tools, such as booking/ reservation tools or community engagement. By pushing lock events to your coworking tools, you can send customized welcome messages to first timers, automatically invoice extended bookings, grant or deny access to cleaners depending on the usage of rooms and much more!
Even though most coworking space owners might need a quick start solution for their coworking space, there are cases where something extra, something more custom is required. In these cases, a coworking space probably needs:
When an out of the box smart lock solution is not enough, Clay Locking Platform (CLP) is the right answer. More than fixed desks and WIFI: The future of coworking spaces
Coworking spaces are an integral part of future non-standard forms of employment and are expected to be transformed to host more people from diverse backgrounds under one roof. But where is this transformation leading to? We present three trends in the coworking market that will shape our understanding of work.
When the first official “coworking space” opened its doors in San Francisco in 2005, it had a capacity of five to eight desks available for two days a week. Since that time an exciting evolution has taken place with coworking spaces taking the shape of office blocks, abandoned factories and coffee shops. The estimates of the Global Coworking Survey 2018 show that the number of coworking spaces is getting closer to 19,000 and 1.7 million people will be working in these spaces by the end of this year!
Looking beyond the official records of the first coworking spaces, the concept of coworking hubs as a centre of innovation dates back to the 15th century. Bottega workshops based in Florence hosted scientists, architects, engineers, sculptors and painters to share knowledge and improve their craft. Regardless of time and location, coworking spaces have strived and they are not going to stop anytime soon with an expected number of 3.8 million members by 2020.

Deskmag states big players in e-commerce push demand for physical retail space to go down, big-box retailers realize the necessity to innovate their business model for the shopping centres. A key element of their diversification strategy for 2030 is coworking spaces. Retail outlets are developing their own coworking brands and form retail-tech ecosystems that host coworking, events, demos and pop up shops. Bespoke, 40,000 square feet at Westfield San Francisco Centre, is one of the examples of a retail ecosystem where corporate and start-up members work together across industries such as payments, artificial intelligence, retail analytics, virtual reality and e-commerce. This emerging trend is not dependent on geographical location. From San Francisco to Melbourne, from Moscow to Shanghai, it is a chance to be embraced on a global level.

Results of the Global Coworking Survey 2018 indicate that one of the most anticipated trends in the market is the development of niche coworking spaces and the diversification of its offerings. There is an increasing demand for coworking spaces catered for needs of a specific community. One of the perfect examples of a niche space is the Wing, a women-only coworking space and a social club. Launched in 2016, the Wing has started from a stunning location in New York. Now it is expanding to Los Angeles, San Francisco and Seattle and going international to London and Toronto. Started as a coworking space for young female professionals, the Wing has transformed into a startup factory. Considering fast growth rates and long waiting lists for speciality hubs, working with professionals from complementary industries helps people to push their level of expertise, performance and innovation to a higher level.
We are looking forward to see more niche coworking spaces that contribute to more diversity!

Coworking spaces not only represent a creative solution for business model innovation for the retail industry. While tech giants Google and Cisco expressway have shown interest in the coworking market, corporate real estate players plan on implementing coworking spaces. Bosch and its Platform 12, a major innovation hub, launched The Chicago Connectory, an IoT innovation and co-creation space. The fifth largest construction company in the world, Skanska, is going to open Scandinavia’s largest innovation hub. A partnership between corporate real estate firms and coworking market is going to result into well-serviced environments, more beautiful spaces and better user experience. Amsterdam-born Spaces, one of the largest providers of coworking spaces in the Netherlands with the international presence in London, New York, Melbourne and Sydney, follows the same strategy. In partnership with Facebook and Uber, Spaces has been transformed into “working club” where ICT companies, legal and financial institutions and freelance community can collaborate and transfer knowledge. More exciting partnerships are to be formed and coworking spaces are becoming the playground for large-scale acquisitions and nurturing potential industry disruptors.

A shift towards the creation of new workspace experience requires an efficient way of managing coworking spaces. One of the starting points for better usage of commercial space is to secure your space with smart lock technology.
