When Gui Perdrix, Co-Liv’s global ambassador and SALTO’s very own Student housing & Co-living Expert Christian Schmitz join forces, great things happen: Together they organized SALTO KS’s first #colivingmeetup at the office in the city center of Amsterdam.

This meetup was initiated to enable likeminded people that are making a change in the coliving scene to exchange knowledge, build alliances and of course, socialize over beer and good pizza.

On this lovely summer evening, over thirty deputies of coliving beasts like The Class of 2020 and coliving enthusiasts from all over the globe came to visit the SALTO KS office. We started the evening with an introduction from Christian and Gui. Explaining Co-liv and SALTO KS’s mission to skyrocket the coliving scene with help from all attendees. Next, Gui proposed an original way of introducing ourselves: Everyone in the group paired up and told each other what their occupation was and how this related to coliving. This way all couples were able to introduce each other to the group which set the tone for a fun and interesting night full of insightful thoughts on the growth of coliving in the Netherlands.

Opening up a coliving space is not that easy. Not only because of the many legal challenges but also defining a location, and actually start. It was great to see the attendees were able to share their vision and advice on this matter during the meetup. These collaborations enforce our core mission: Enable coliving for more people around the globe.

Needless to say, the influence of technology incorporated in coliving spaces was a big theme. Despite what most people think, technology actually does make a space more personal. By automating processes like onboarding the community manager gains time to spend on more personal experience, leaving tenants to feel secure and taken care of.

At the end of the evening we could all agree the way coliving is changing the world is remarkable. It’s a cure for loneliness, an igniter of creativity and a welcome answer to the over populated real estate market.

MIPIM PropTech Europe 2019

The use of technology in the property industry is on the rise. The MIPIM PropTech Europe conference powers the real estate industry's digital transformation and is a big part of transferring PropTech knowledge on a global scale, gathering everyone who’s anyone in PropTech in Europe, NYC and Asia.

Staying up to date with the latest in PropTech is crucial for this vertical. At MIPIM PropTech Europe every participant becomes part of this exciting evolution. This is one of the reasons why the SALTO KS team visited the MIPIM PropTech Europe conference in Paris in the beautiful Le Centquatre Paris venue this year: The only international two-day event gathering key decision-makers from all sectors of real estate and technology to take their business to the next level. For two days, the KS team got to meet the industry's key decision-makers and gained valuable insights into the cutting-edge property and technology trends.

This year’s event in Europe explored how the real estate ecosystem is leveraging technology to match the expectations of users as occupiers of buildings and cities. On day one the role of PropTech in the future of buildings was addressed. On day two the future of the city was the main point of discussion. PropTech has the power to help take the real estate industry to the next level, as well as to improve the quality of life of users. Whether that is through creating a more sustainable environment and more inclusive society, or in areas such as healthcare, accessibility, affordability and work-life balance.

The second day at MIPIM PropTech we were excited to see that the 'from concept to case studies' talk where Rick Voogt (Co-Founder & Managing Director, Salto Systems SL / Clay Solutions B.V. ) made his appearance as an industry expert was fully booked.

After a satisfying day, the SALTO KS team joined the WeWork happy hour at LaFayette to toast to a productive and inspiring two days in the heart of Paris.

 

 

 

It was great to be part of the 1,500 m2 of exhibition area and startup village, with our very own SALTO KS booth and having the opportunity to catch up with our partners such as Edge Technologies and Mapiq that were part of the exhibition as well. The KS team discovered old and new prominent and innovative companies and startups in the PropTech ecosystem. Among the international line-up of +100 speakers and leading names in real estate were city planners, developers, asset managers and leasing agents from companies such as Bouygues Immobilier, British Land, BNP Paribas Real Estate, BPF, Gecina, Jamestown, JLL, Paris la Défense, Woondeum, and WeWork, that discussed the needs of the end-user and how technology will help to accomplish those needs.

The Class of 2020: The Netherlands Regional Session

Earlier this month, Christian (Coliving/PBSA & Vertical Business Development Manager) and Adam (Marketing Team) visited the famous Student Housing conference series: The Class of 2020.

This time, the regional session was held in Amsterdam. The theme was “The City and The Campus: Time to Invest in Talent”.

The panel discussion focused on attracting talented international students and expats while also managing and improving retention. It’s clear that a lot of international students move to the Netherlands for higher quality education degree programs, but the figure tends to drop in terms of retention. Alongside having a strong figure of internationals, massive problems with student accommodation arise when students are forced to find their own accommodation with insignificant help from their universities. For universities outside the Netherlands, it is very common that their campuses have private student accommodation facilities for their students. However, most Dutch higher education institutions do not comply with the same procedure. This distinction must be portrayed more appropriately to internationals who tend to see this as a shock upon approaching the start of their semesters.

 

 

 

 

 

 

Another vital issue on hand revolved around rising rental prices for private housing and student accommodation. After the session, we had the opportunity to talk to Robin Pascoe, the owner and editor of dutchnews.nl, who was also one of the panel speakers at the session. When asked about the issue of rising rental prices, she stated: “Invest in building cheaper housing which can be lived in by people on temporary contracts, as well as allowing flat sharing. Build more purpose-built student housing without forming ghettos and provide basic amenities.” This is definitely one way to tackle this issue. Many students turn to temporary housing facilities for affordability purposes. Flat sharing is also very beneficial. Sharing the rent of an entire apartment/house is a much cheaper option for students, whilst also enjoying the social company of their flat mates at home.

 

 

 

 

 

 

Another matter discussed during the session was integration of international students and expats into Dutch society. We also spoke with another member of the panel speakers, Sander Lapré, the Director Shared Services at Hotelschool The Hague. When asked about the divide between the Dutch and internationals, Sander stated: “It depends on where the internationals come from. The most common issue is culture. The Dutch are very direct and open. It is important that internationals learn more about Dutch culture in advance.” The culture differences are pretty clear. Internationals commonly tend to socialize more with people from similar cultures or other internationals. This raises concern considering that getting along with the Dutch is a necessary part of integrating into the society they live in.

Finally, the topic of supply/demand of student housing was also highlighted during another panel discussion in this session. The Netherlands has seen various nation-wide investments in student housing in order to improve the level of supply. Out of a total 692,000 students enrolled in higher education programs, approximately 49% of them live away from home, clearly depicting the high level of demand for student housing. Although such as Amsterdam, Rotterdam, Leiden, and Delft possess the highest student populations, they also go on record for having the highest shortages in housing. However, these shortages are expected to significantly decrease in the coming years. Other cities such as Utrecht and Groningen are expected to see surpluses in housing in the coming years, providing an incentive for internationals to pursue living in cities besides the larger ones.

Millennials account for a large part of the world’s total population. People from this age group have experienced a lot in this time-span and still have the rest of their lives to enjoy. Millennials would currently fall under the age group of about 23 to 35 and are finishing up university or newly entering the workforce to become active working professionals.

At this stage in their lives, millennials are much more likely to rent homes rather than buying. They don’t feel the urgency to buy and lean towards renting. Also, the younger millennials have probably had to experience increases in costs of tuition fees at universities, so a lot of younger millennials with student loans are already high in debt and prefer to clear that first. As a result, landlords and lessors have a high market with a lot of potential tenants, mostly consisting of millennials.

In the modern rental market, landlords cannot simply rely on providing housing with basic amenities anymore. This highlights the relevance of increasing the supply of student accommodation, especially for internationals. Not only this, but with rent prices being quite high in cities like Madrid and Barcelona, Spanish students tend to remain living at home with their families. Investing in this market for a higher supply of affordable student housing would be very profitable for students in Spain.

The previous countries were analyzed on their status in student housing markets and the potential for further investments. The figure above also depicts the levels of supply and demand. Although only a few countries were listed in this blog, other countries such as the United Kingdom, Italy, and France also possess similar prospects. Some countries already have major players of student housing in these markets, but the opportunity for entry is still there and is a profitable choice.

Student housing in Australia: The Global Investment Summit

Around the globe the coliving movement is strong, and the land down under is no exception. As big fans of the Class of 2020, the biggest conference on student housing, our Australian team including Cedric, Robert and Dennis visited the Global Investment Summits in Melbourne and Sydney for some much-appreciated insights on the student housing movement in one of the worlds most urbanized countries.

Especially for students and young adults the world is their oyster. This generation is able to study, work and therefore live wherever life takes them. No wonder real estate developers are aiming for these digital nomads. Melbourne, however, has the highest number of students but the market for student accommodation is still not properly equipped. Investors are certainly interested but need some security in return like operational quality. The government is carving out a relatively high budget and has a strong, strategic and supported drive to attract international students to overcome the unpopularity of travelling within Australia that results in a market delay regarding student housing.

Luckily not only in the UK but also in Australia student housing providers are acknowledging their influence on the mental health of their young tenants. It’s a known fact loneliness is a big issue for the generation that’s famous for their ability to connect online, but struggle the most connecting with like-minded people offline. Recap of the first global Coliving conference

During a meeting at a coliving space in Serbia, the founders of the Coliving Hub decided to establish a movement to promote, facilitate, educate and provide the means to develop the coliving industry on a global scale.

Fast forward to this April: SALTO’s Vertical Business Development Manager Christian Schmitz witnessed two days of powerful talks at the very first Global Coliving Conference in beautiful Las Palmas, Gran Canaria hosted by Coliving Hub.

Coliving Hub is determined to change the way to market coliving accommodations like PBSA and co-create places that inspire and enable personal and collective growth. They are on a roll with their fast expanding network of digital nomads, remote workers and new ways of living and needless to say, we’ll accompany Coliving Hub every step of the way leading to this admirable goal.

Aiming for the closest look possible on anything coliving, the conference was filled with like-minded people, tips and tricks right from the heart of the industry.

Jeremiah Adler CEO and founder of Up(st)ART emphasized on how coliving is on the other spectrum of real estate in terms of it's human aspect. Coliving is making the world a better place in more ways you could imagine. Take for instance the fact that Millenials and gen z (the generation that comes after Millennials) are the loneliest generation: 48% say they are lonely and 37% of gen z have sought mental health treatment. Loneliness is worse than smoking 15 cigarettes a day, more dangerous then obesity and will increase your likelihood of death with 29%. The regular landlord doesn’t care for such personal issues. Here comes in coliving: Somewhere you can build upon supportive relationships to overcome loneliness. A home where you can flourish. Emotionally, mentally and physically. Communities where we feel belonging, communicate authentically, and are able to grow together.

A frequently used saying is ‘You are the average of the five people you spend the most time with'. But thanks to coliving we can change that into 'You are the average of the five people you are coliving with’.

In Central and Eastern Europe (CEE) the PBSA forecast is looking promising. With a large number of higher education associations but the lowest number of international students the new government of Poland has adjusted it's strategy and are determined to commit financially to the internationalization of the country. Besides the known attraction of the historical culture, low-cost tuition and rent are also factors that are drawing international students to Warsaw and Prague.

This April Vertical Business Development Manager Christian Schmitz and SALTO KS’s local Sales representative in Poland ‪‪Przemyslaw Dawidziuk‬‬‬‬‬‬‬‬ visited the ‪‪Central Eastern Europe Regional Session‬‬‬‬‬‬‬‬ in Warsaw to learn more about the rise of PBSA in Central and Eastern Europe.

In recent studies, it comes to the surface less than 10% of the students‬‬‬‬‬‬‬‬ in the Warsaw district are not content with their university dorms. This comes to no surprise considering the current number of students is now 250.000 and only 18.000 beds are provided to them. Immediate investment in student accommodation is becoming pressing every day, but on a more positive note: This is a big opportunity to create that needed flourishing student community in this area.

In order to attract top talent students from abroad, Eastern Europe is demanding good PBSA now more than ever. Even though the costs of living are quite low at the moment, accommodations that are built and maintained solely for students just might be one of the biggest decision makers for students that are debating to move to a foreign country. Students nowadays value experiences, interaction and the feeling of a community more than material belongings; this is exactly what PBSA ignites.

In order to attract top talent students from abroad, Eastern Europe is demanding good PBSA now more than ever. This time we got to visit sunny Valencia, Spain! ‘Home away from home, hospitality leading the way in PBSA’ was the theme at this particular conference and as always a lot of interesting findings were presented to the audience.

A lot of student housing providers in Spain have been focusing mainly on showcasing their welcoming Spanish culture to students. With hospitality running through the veins of this country it doesn't come to a surprise this is shaping the design, development and operation of their student-housing sector. In Barcelona, Madrid and Valencia student housing has exploded over the years (The growth of the number of students in Spain over the last 10 years is 7.7%!) and has become a real selling point for these cities. During the conference, the trends panel questioned the ‘changing needs’ that occupy students and younger generations in Spanish cities and ‘what trends are representing student living’.

Now the student accommodation market is evolving it goes without saying student housing providers are going above and beyond to attract students. Once a trendy interior and a vibrant community are established something else becomes more important: Hospitality. The hybrid brands that are merging hospitality with PBSA work their way right into the hearts of the students, making them feel at home and therefore more productive. But where exactly do we see the hospitality industry blending into PBSA and what are the key offers that set apart these brands?

Now the student accommodation market is evolving it goes without saying student housing providers are going above and beyond to attract students. Once a trendy interior and a vibrant community are established something else becomes more important: Hospitality. The hybrid brands that are merging hospitality with PBSA work their way right into the hearts of the students, making them feel at home and therefore more productive. But where exactly do we see the hospitality industry blending into PBSA and what are the key offers that set apart these brands?

By focusing on student’s feedback, providers are using this data to drive their products, blending hospitality into their accommodations and branding. By setting the right expectations and being able to deliver on hospitality promise, providers and operators attract prospects and retain current students taking into account that the new way of student teaching will be remote rather than on University premises.

Overall, the ranking of the list seems pretty conclusive in terms of which cities are the top destinations for students. Besides the quality of education, affordability and city life to come out on top as the most vital aspects of what makes a city a good student city. As previously mentioned, Berlin and Munich come out on top in this case whilst other cities fall a little short but still with good scores. Germany, Spain, and Austria possess factors that outdo other cities, these countries possess the best student city destinations in Europe.

Student housing is transforming into a service. Focusing on the independence, security and comfort of the students. Rather then a place to lay your head in between studying and chuck some midnight noodles it's about creating experiences; this can be enabled by outstanding staff members, flawless operations and community engagement.
