Around the globe the coliving movement is strong, and the land down under is no exception. As big fans of the Class of 2020, the biggest conference on student housing, our Australian team including Cedric, Robert and Dennis visited the Global Investment Summits in Melbourne and Sydney for some much-appreciated insights on the student housing movement in one of the worlds most urbanized countries.
Especially for students and young adults the world is their oyster. This generation is able to study, work and therefore live wherever life takes them. No wonder real estate developers are aiming for these digital nomads. Melbourne, however, has the highest number of students but the market for student accommodation is still not properly equipped. Investors are certainly interested but need some security in return like operational quality. The government is carving out a relatively high budget and has a strong, strategic and supported drive to attract international students to overcome the unpopularity of travelling within Australia that results in a market delay regarding student housing.
Luckily not only in the UK but also in Australia student housing providers are acknowledging their influence on the mental health of their young tenants. It’s a known fact loneliness is a big issue for the generation that’s famous for their ability to connect online, but struggle the most connecting with like-minded people offline. Student housing, therefore, is a welcome solution to overcome that sense of loneliness and connect and engage in real life.
A new trend is coliving when university ends: Fresh out of university graduates that are used to living in PBSA (Purpose Based Student Accommodations) would like to continue this way of living, at least until they're landed on their (corporate) feet, particularly in Sydney where living isn’t affordable at all operators have a great opportunity of establishing a successful coliving community. Coliving is a welcome solution to this problem and is applauded by the government. However, hybridisation occurs when it’s unclear where PBSA ends and coliving begins. To tackle the planning challenges in Australia competitors need to work together and define what student accommodation, coliving and hospitality exactly entail in order to make it a success.

We just got ISO certified!
Nailed it: We are happy and proud to inform you that Clay Solutions (the team behind SALTO KS) got ISO certified! After seven months of hard work from the team in collaboration with our interim Security Officer Edwin we got awarded the ISO 27001 certification.
For anyone who isn’t familiar with the ISO 27001: This is an international standard that describes how to manage information security and the corresponding requirements to prevent security breaches. When these requirements are met by successfully completing the audit, a company gets ISO 27001 certified. This certificate is a confirmation of running a business that has a permanent focus on information security. This means all sensitive information is stored safely. To reach this goal we needed to reconsider all internal and external procedures, from suppliers to passwords and examine them with an even more critical eye.
Over the past seven months we’ve determined the potential hazards that could get in the way of protecting important information of the company and its customers. We defined which measures we had to take to prevent security breaches and ensure the utmost confidentiality. Where larger organizations have a more narrow scope because they chose to have just one product line or service certified, Clay decided to have a broader scope and go beyond the security of its office, since it’s is a relatively small organization with a specific service.
Being ISO certified for Clay means that any access control system equipped with a SALTO lock connected to the SALTO KS software is in line with the ISO 27001 requirements.
The main benefits that contribute to a healthy and secure company policy:
The access control policy states the rules for accessing systems, equipment, facilities and information. These rules are set up to present a clear overview of which user can access which network and/or services. Access to all systems is in line with the Access Control Policy, this means the access is protected with secure log-on procedures and access to the source code is highly secured.
Software tools that have access to (sensitive) information are restricted to system administrators and can only be accessed under the supervision and certain (rare) situations. Users have to register in our information system and can access certain areas depending on the level of privilege. The rules stated in the IT Security Policy define how the users keep their authentication information confidential.
By achieving the ISO 27001 certification we reduced the risks of an information security breach. The ISMS framework ensures proper risk management and has been set up for the development, maintenance, management and hosting of cloud-based smart lock solutions on behalf of parent company Salto Systems and their customers.
Having met this important ISO 27001 standard we feel we’ve taken yet another big step forward and are ready to proceed with our journey in providing world-class access control. We’ll continue to be certified every year so we continually ensure the level of security that’s expected of us.

Recap of the first global Coliving conference
During a meeting at a coliving space in Serbia, the founders of the Coliving Hub decided to establish a movement to promote, facilitate, educate and provide the means to develop the coliving industry on a global scale.
Fast forward to this April: SALTO’s Vertical Business Development Manager Christian Schmitz witnessed two days of powerful talks at the very first Global Coliving Conference in beautiful Las Palmas, Gran Canaria hosted by Coliving Hub.
Coliving Hub is determined to change the way to market coliving accommodations like PBSA and co-create places that inspire and enable personal and collective growth. They are on a roll with their fast expanding network of digital nomads, remote workers and new ways of living and needless to say, we’ll accompany Coliving Hub every step of the way leading to this admirable goal.

Jeremiah Adler CEO and founder of Up(st)ART emphasized on how coliving is on the other spectrum of real estate in terms of it's human aspect. Coliving is making the world a better place in more ways you could imagine. Take for instance the fact that Millenials and gen z (the generation that comes after Millennials) are the loneliest generation: 48% say they are lonely and 37% of gen z have sought mental health treatment. Loneliness is worse than smoking 15 cigarettes a day, more dangerous then obesity and will increase your likelihood of death with 29%. The regular landlord doesn’t care for such personal issues. Here comes in coliving: Somewhere you can build upon supportive relationships to overcome loneliness. A home where you can flourish. Emotionally, mentally and physically. Communities where we feel belonging, communicate authentically, and are able to grow together.
A frequently used saying is ‘You are the average of the five people you spend the most time with'. But thanks to coliving we can change that into 'You are the average of the five people you are coliving with’.

The biggest in coworking: GCUC USA
Since 2011 GCUC (the Global Coworking Unconference Conference) has brought together more than 7000 game changers from around the globe and hosted 24 international conferences. This April GCUC stepped up their game even more and organized their biggest event so far: GCUC USA in Denver.
For four days the SALTO KS team that travelled to the USA for this exciting event were surrounded by business owners, entrepreneurs, technology and marketing experts, and thought leaders in the coworking industry. Our friends from GCUC launched this largest coworking series in the world, which was, in fact, the biggest unconference we have seen over the last few years. It was great to see that, in terms of numbers, the attendees and sponsors were at an all-time high: The perfect setup for networking, collaborating and showcasing with the biggest and brightest in coworking!
The unconference part of GCUC is what makes this conference so unique and successful: The visitors get to decide what topics are discussed during the day. Topics that are voted up even get their own break out session. This approach gives space owners, members, suppliers and all others that touch coworking on a daily basis the platform to get answers to questions right from the heart of coworking.
At GCUC USA in Denver, SALTO was represented by the dream team that included: Ron Shaffer, Miles Ethridge (SALTO US), Xabier Martinez de Apellaniz MdA (SALTO HQ) and Bryan Leong (SALTO Asia). Coming from four different backgrounds and age groups (try to guess which one) the team stood out and the message that SALTO is able to support customers from anywhere around the globe was clear for all visitors.

From the very first beginning, we have been a Premium Inspired business Partner of SALTO. The collaboration has been excellent from the start and we have completed various big projects together. The strength became obvious quickly and it was a welcome addition to our access-control product range: Especially for decentralized customers who are looking for an easy but strong and efficient access control system.


In the area of innovation and R&D, Belgium is internationally known for taking the lead in a number of technological fields. The Belgian customer is quite demanding about safety, especially when it comes to their home or building. Besides safety, the comfort of using and possibilities of usage are very important. Customers are expressing more interest to use the system in their own way. Because of this, we get a lot of questions of creative use of the system. So, to my experience, we can say that the Belgian people are quite progressive.
In the area of innovation and R&D, Belgium is internationally known for taking the lead in a number of technological fields. The Belgian customer is quite demanding about safety, especially when it comes to their home or building. Besides safety, the comfort of using and possibilities of usage are very important. It’s not really a function that is my favourite, but it is the app! The possibility of opening doors via remote opening or with the help of my cell phone and checking the events is proven to be very handy for me. I even use Salto KS in different locations of my own enterprise!


When we look at the private market, we can see that the traditional houses are moving more and more to “Smart home”. These homes are bursting with technological advances and people prefer to have a centralized tool to use all these technologies, for instance, their tablet or smartphone. But they also want the comfort to use numerous tablets or cell phones, with the updated systems to their disposal. Therefore, it is my belief that the integration of different technologies into one application is something that the future client is really looking for.


It is always difficult to predict what the future brings. It all depends on the purchase requirements and needs of the customer. Do customers prioritize safety? Or comfort? Control? The type of authentication depends on what the client is looking for. When the safety-level has the highest priority, they can always combine different methods, for example, an eyeball-ID and fingerprint. It is my belief that the combination of authentication methods results in a higher safety level rather than one highly advanced method. But one thing is certain: to have a functional access control system, you always have to work with a “Unique ID”. This can be a badge, finger or even an eyeball.
We can explore all the biometric options of the human body, but at one point the possibilities will end or won't be comfortable to use.

More than fixed desks and WIFI: The future of coworking spaces
Coworking spaces are an integral part of future non-standard forms of employment and are expected to be transformed to host more people from diverse backgrounds under one roof. But where is this transformation leading to? We present three trends in the coworking market that will shape our understanding of work.
When the first official “coworking space” opened its doors in San Francisco in 2005, it had a capacity of five to eight desks available for two days a week. Since that time an exciting evolution has taken place with coworking spaces taking the shape of office blocks, abandoned factories and coffee shops. The estimates of the Global Coworking Survey 2018 show that the number of coworking spaces is getting closer to 19,000 and 1.7 million people will be working in these spaces by the end of this year!
Looking beyond the official records of the first coworking spaces, the concept of coworking hubs as a centre of innovation dates back to the 15th century. Bottega workshops based in Florence hosted scientists, architects, engineers, sculptors and painters to share knowledge and improve their craft. Regardless of time and location, coworking spaces have strived and they are not going to stop anytime soon with an expected number of 3.8 million members by 2020.
