Spotlight on a dealer: SM Schloss + Schlüssel GmbH
The Cologne-based company SM Schloss + Schlüssel GmbH was founded in 1983 by the managing director Hermann Manderscheid. The company evolved from a two-man operation that made keys of all kinds and executed homeownership, over time to a reputable security specialist. In 1995 Hermann’s son Stefan Manderscheid was hired as the second managing director of the company.
With the growth of the company also the computer age arrived. Gradually, computer-aided locking systems and CNC milling devices were purchased.
Today, the company has one of the most modern equipment in Cologne.
We spoke to managing director Stefan Manderscheid about SM Schloss + Schlüssel, SALTO KS and the challenges they had to overcome:


The biggest challenge at the beginning was a system without local access management and a limited amount of offline keys. Without the necessary know-how, the projecting of the radio transmitters was also a challenge.


Luckily, I didn’t have to decide. We sell both systems with great success. Cloud solution has, however, great advantages for smaller companies, who have no infrastructure, such as servers and admin, or companies looking for cloud integrations.

As we are currently doing larger projects with non-cloud solutions, the ratio is estimated to be 40:60, but the gap is closing rapidly.

Actually, it is not a challenge. In general, you can tell quite easily if the customer is potentially suitable for the solution. After that, you just have to show the system. From there it’s usually smooth sailing.

A lot of student housing providers in Spain have been focusing mainly on showcasing their welcoming Spanish culture to students. With hospitality running through the veins of this country it doesn't come to a surprise this is shaping the design, development and operation of their student-housing sector. In Barcelona, Madrid and Valencia student housing has exploded over the years (The growth of the number of students in Spain over the last 10 years is 7.7%!) and has become a real selling point for these cities. During the conference, the trends panel questioned the ‘changing needs’ that occupy students and younger generations in Spanish cities and ‘what trends are representing student living’.

The Class of 2020 conducted a study in which they analyzed the top 20 student cities in Europe and why these particular cities have proven to be popular destinations for students. This is what we distilled from the study:

More specifically, Berlin excels in maintaining low rent prices for student housing, a numerous and countless variety of social events across the city, and the high ability for international students to receive visas to stay in Germany and pursue their careers. Furthermore, Munich comes in second place as the best student city in Europe, in which the city environment category was weighed at a perfect score. Germany clearly controls this list by retaining the top 2 spots. Portugal also has a good standing point in this study, with its cities Lisbon and Porto claiming the third and fifth spots.This is due to their high scores in areas such as social inclusiveness and city life. Also, both Lisbon and Porto score very well in terms of affordability, with Porto being the only city in the study clinching a perfect affordability score due to low rent prices and costs of living.

As coworking has become a social movement of 3.8 million members by 2020, a concept of co-living is stepping into the spotlight. As trendy and exclusive as co-living may seem with its members-only policy, selection of tenants and authentic branding, its further expansion is a necessity and strategic answer towards extreme urbanization and lack of affordable housing. Recent investment figures show accelerated growth of co-living and its international outreach with Medici Living Group securing the largest investment in co-living of 1 billion euros ($1.13 billion) for its European expansion. According to JLL Hong Kong, co-living has more diversity of operators entering the market and has secured more investment than the other two main options as a retail and traditional office. It is suggested that co-living might even become a solution for decreasing alienation of urban workers from each other.

What is a digital key?
A digital key is the virtual equivalent of a Tag; a tag being a physical device (contactless key fob) that works based on RFID. Remember how we always say tags replace that ring of keys?
